Lohmann Therapy Systems (LTS) is a leading provider of transdermal patches and oral thin films for the pharmaceutical industry. To keep pace with this growing market, LTS wanted to expand its research and development capabilities at its production facility in West Caldwell, New Jersey. Because it was already fully-occupied, LTS decided to purchase a neighboring 1960s warehouse and relocate administrative functions there in order to free up space in the main building for additional R&D labs. 

Gannett Fleming’s design team had assisted LTS with a number of planning and renovation projects at its New Jersey facility, so they understood how this effort supported the company’s long-term goals. Existing office sizes and work stations varied, and spaces did not support collaboration. LTS wanted its new offices to be planned in a way that provided consistency and efficiency within a modern work environment.

What We Did

Our designers worked with LTS to establish uniform guidelines for three tiers of administrative spaces: open offices, closed offices, and senior management offices. We then used those programming standards to provide 20 office spaces, 21 work stations, a board room, and a training room within the new 16,000-square-foot administrative center. Designers also created a welcoming entrance lobby, a conveniently located kitchen/break area, two new restrooms, and a variety of informal collaboration spaces, including a central common area in the heart of the office. 

Bringing natural light into all parts of the office was another primary goal for the renovation. Because of the age of the building, the existing windows were only 2-feet-wide by 5-feet-high. Our designers enlarged those windows to 6-feet-wide by 10-feet-high using a new storefront system with sunshades. In addition, 12 new openings were made, 8 of them in the open office area. Gannett Fleming engineers also updated the existing mechanical systems with variable speed drives for greater efficiency and added a new cooling system to the building. The result is a beautiful, flexible, and functional new administrative office delivered on budget one month ahead of schedule.
